📝 Reservations

To validate your booking, please send proof of payment along with the following information:
Full name
Date of birth
ID or passport number
CPF (Brazilian tax ID)
Address / Neighborhood / City / ZIP code
Phone number
Email
Estimated check-in time / Flight number (if applicable)
Check-out time
Names of additional guests (if any)
💳 Payment, Booking Policy & Security Deposit
A 50% deposit is required to confirm any reservation.
The remaining balance is due at check-in.
Accepted payment methods: bank transfer, bank slip, credit card, WISE, or cash (in-office).
A security deposit will be pre-authorized on the guest's credit card at check-in.
Email confirmation of payment is required for reservation validation.
Should the reserved property become unavailable due to reasons beyond our control, we will offer an equivalent alternative or issue a full refund.


🕒 Check-in & Check-out

Check-in: from 2 PM
Guests must inform us of their arrival time and provide a contact number.
Call our check-in team 24/7 at one of the emergency numbers before arriving.
Early check-in between 11 AM and 2 PM: 50% daily rate (subject to availability).
Early check-in before 11 AM: full rate of the previous day.
Check-out: until 11 AM
Late check-out between 11 AM and 2 PM: 50% daily rate (subject to availability).
After 2 PM: full additional daily rate applies.
A grace period of 30 minutes is allowed; late check-outs are subject to penalties.


🔁 Cancellations & Booking Modifications

Reservation deposits are non-refundable in case of cancellation or no-show.
No refund will be issued for early departure.
Booking changes must be approved in writing by Brummie Real Estate.
Immediate termination of the rental agreement (without refund) may occur if:
Maximum occupancy is exceeded
Condominium or neighborhood rules are violated
Parties or unauthorized gatherings are hosted
Illegal substances are consumed
Pets are present without prior approval
Full payment is not completed
We are not liable for issues related to third-party internet or cable TV services.


📌 Guest Responsibilities

Guests are fully responsible for the rented property and all associated condominium items.
Any fines due to misconduct or rule violations must be paid by the guest and may result in termination of the agreement without refund.


🚫 Visitor Policy
Some properties do not allow visitors. Please consult us prior to booking if you plan to receive guests.


⚡ Utilities
Some rentals may not include electricity or gas. Please refer to your contract.
Utility payments must be made at check-out or monthly for stays longer than 30 days.


⚖️ Jurisdiction
All legal matters shall be resolved under the jurisdiction of the District Court of Rio de Janeiro, RJ.
